The final page contained two blank signature lines. Mine and my attorney’s witness line. The deed had never been executed. Warren’s handwritten note was clipped behind it: When Garrett marries, give him the choice to earn responsibility before you give him property. I had planned to transfer a partial interest eventually, but only after Garrett showed he could respect the house and the family history attached to it.
Garrett stared at the page. Then Preston asked the question everyone else was thinking. “You told us this was already signed.” Garrett admitted he had found the envelope months earlier, opened it, photographed the draft deed, and assumed I would complete it because the document existed. He had shown the photograph to Sloane’s parents and allowed them to believe the beach house was already his. That was why it appeared on the wedding cake and why forty-one people had been invited to watch me hand over keys.
I told the guests there would be no transfer. The property remained entirely mine, and Garrett’s belongings were available for collection as promised. Maribeth protested that her daughter had arranged her future around the house. I replied that nobody should arrange a future around property they do not own. Several guests quietly began folding the chairs they had brought onto my lawn.
Garrett collected his suitcases without another demand. Weeks later, he apologized for excluding me, lying about my health, and treating Warren’s home like an inheritance he could claim early. I accepted the apology, but the unsigned deed was destroyed and my estate plan was revised. The beach house stayed mine. Garrett had wanted a wedding filled with “people with status.” What he learned afterward was simpler: status cannot create ownership, and seeing your name on an unsigned document does not make someone else’s property yours.
